About April Motley

April Motley epitomizes integrity, energy, hard work and professional service in every detail of your real estate transaction. Thanks to her exceptionally loyal clientele, wonderful realtor friends, personal referrals and repeat business which is the foundation of All Keys Title & Notary Services.

April was born and raised in Las Vegas, Nevada and moved to the Florida Keys in 1992. She has been in the title insurance industry for 23 years and has worked very hard representing sellers, buyers, and banks, in both the residential and commercial properties.

In April's spare time she loves to scrap book and go flats fishing with her husband. She also loves spending time with her dog, Mila, who is in the office most of the time with April.

  Title Insurance

When title insurance is to be issued on a property, All Keys Title will prepare a commitment of title insurance to the lender and/or the perspective buyer, which would include Owner's Policy and Lender's Mortgage Policy. If you want to protect yourself from claims by other against your new home, you will need an owner's policy. A lender's title insurance policy does not protect you. When a claim does occur, it can be financially devastating to an owner who is uninsured. If you buy an owner's policy, it is usually much less expensive if you buy it at the same time and with the same insurer as the lender's policy if you are getting a mortgage on your property. Typically, buyer and seller will agree in the real estate contract, who will pay for title insurance.

  Closings

The purpose of the closing is to sign and exchange all documents necessary to convey title, secure the lender, and deal with collateral issues such as leases, rights-of -ways, etc., and to explain in an orderly manner the cost to each party. This is done by preparing a closing statement or what is referred to in the industry as a "HUD 1". The closing statement will include the mortgage lender's charges, chargers for preparing documents, the title company's fees, recording costs, and the amount of the pay offs to release any existing mortgages, pro-rations of county taxes, ad-valor-um taxes which includes storm water and waste water annual fees, real estate commission fees, survey fees, and any other costs associated with the deal.

  Notary Services

A notary public or public notary in the common law world is a public officer constituted by law to serve the public in non-contentious matters usually concerned with estates, deeds and powers-of-attorney. A notary's main functions are to administer oaths and affirmations, take affidavits and statutory declarations, witness and authenticate the execution of certain classes of documents, take acknowledgments or deeds and other conveyances, protest notes and bills of exchange, provide notice of foreign drafts, prepare marine or ships protests in cases of damage, provide exemplifications and notarial copies and perform certain other official acts depending on the jurisdiction. Any such act is known as a notarization.
